What Do You Need to Know About Private Money Lenders Texas?

Many first time investors are curious about hard money lenders in Texas. Here I have laid out some of the basic principles about hard money lenders Texas. First of all, you must know what the term "hard money" means. When money is discussed between investors, it is considered to either be "soft" or "hard." Typically, soft money is easier to qualify for and the terms are flexible. Texas hard money, on the other hand, is just the opposite. It is much more restrictive. Not in that it's more difficult to obtain, but the terms are very specific and much stricter. They have to be, because most hard money comes from private individuals with a great deal of money on hand. This is why hard money is also referred to as "private money". The money used for investment purposes comes from people, just like you and I, not a typical lending institution. So their first priority is to protect their investment capital. This is why the terms have to be so strict. If it were your money, you would want the same.

So what are some of the terms of private money lenders Texas ? Obviously it varies from lender to lender. It used to be that private money lenders Texas would lend solely based upon the deal or property at hand. They would only lend up to a certain percentage of the fair market value of the property, that way in the event of default, the hard money lender Texas would profit handsomely if they had to foreclose or sell to an end buyer. Now, you will find that many hard money lenders, if they want to stay in business, require more than just equity to qualify. This is because the laws now are favorable for consumers. Consumer protection laws, time consuming and expensive court procedures, and so on have forced some hard money lenders to become even harsher when applying for a loan.

These regulations can help protect borrowers and lenders to ensure that everyone is happy with the deal. Hard money loans can be a lucrative option for borrowers who want a short term investment property where the goal is to fix and flip for cash, quickly. If a hard money loan sounds like a good option for you, talk with a private lender in Texas today!

Private Money Lenders in Texas Risk Less

So, what is a Private Loan? It is a loan made, in this case, to a real estate investor and is secured (collateralized) by real estate. Private Money Lenders Texas are typically given a first or second mortgage that secures their legal interest in the property thus securing their investment. We are not talking about high Loan-To-Value (LTV) ratios the banks and savings and loan institutions make on homes. We typically employ low LTV ratios to our Private, also called Hard Money Lenders Texas, to increase security of the loan. Standard LTV ratios are usually under 75% of the value of the property securing the loan and frequently as low as 60%. This means additional security on the investment.

For example, if a property is valued at $100,000, Hard Money Lenders Texas would usually not loan more than $75,000 dollars on the property. That’s a 75% loan-to-value ratio. This approach taken by private money lenders Texas is obviously a much safer approach from that taken by conventional lenders. These banks get into trouble because they make loans at a 90%, 95%, or even 100% loan-to-value ratio leaving them no equity for transfer costs, if they are ever forced into a position where they have to take back the collateral property. It is in the best interest of the hard money lenders Texas to minimize risk and maximize return and this is why private loans should not be made without a 25%+ safety net.

You can get into hard money lending in Texas as both an investor and a borrower. Call Level 4 Funding to find out more about all of your options today!

What You Need to Know About Finding and Flipping a Property with Texas Hard Money

The essentials of flipping a property

Brandon Abney Arizona Home Mortgage FHA Specialists.jpg A lot of hard work and extra steps go into flipping a property – that is, acquiring a beaten down, worn out house or business, repairing and upgrading the whole thing and then selling it for a profit.
There’s a lot to consider – for one, the time it’ll take, who you’ll be outsourcing to fix dents, tile floors, fix plumbing and garnish the trim. Then there’s the anxiety over selling such a property. Even if you completely renovate a mansion and try to resell it, will anyone be able to buy it in these markets? Well, as the economy and the stock market steadily rise, the answer seems to be yes, so long as you’re patient.

But the most important thing to consider is cost. If your expenses in flipping this hypothetical property exceed or hardly meet your profits, you’ll be down river without a paddle. And what if the banks don’t even approve your project, as they are wont to do in such an unstable market. One way to avoid this is with hiring a hard money lender Texas. These guys give you the funds to give your project life and usually only ask for a small percentage and payments on interest, so you can focus on all the electrical rewiring or whatever, instead of how you’ll pay bills month to month. Understanding this growing trend of Texas hard money is essential to anyone trying to make buck in the real estate biz, especially since so many people are wary of it lately. Hopefully, you can make a right decision that will benefit everyone in the end.

Being smart about choosing the right hard money lender Texas and the right hard money loan can make all the difference in your fix and flip game. Call us today to get started on making money in the real estate market!

Regulations for Texas Hard Money Lenders

You may have heard that hard money lenders Texas do not need a license. But is there any truth to this? It’s true that private money lenders Texas don't need one in the commercial sector. But do hard money lenders Texas need a license to lend for residential properties? Hard money can fall in the gray. The answer will vary depending on the state where the property is located. Although there is grey area, it is always best to find a hard money lender Texas that has a good reputation and is licensed as mortgage brokers.

If private money lenders Texas lend to a business who fixes up a residential property then it is many times completely valid to consider the loan a commercial loan. That means the commercial loan rules could apply. If hard money lenders Texas lend to an owner occupant for their primary residence they are definitely in the residential space and need to be licensed and also follow all the regulations. Most private money lenders Texas will not lend on residential property that will be owner occupied. That should give you a clue as to what most hard money lenders Texas think about the residential loan market and the regulations. Also, Texas hard money loans tend to carry a higher interest rate and are usually not meant to be a long term mortgage solution. Instead they are a way to purchase a fix and flip or make quick cash by reselling.

Texas Hard Money Loans: A Good Investment Option in a Bad Economy

In this economy, consider all your options financially

iStock_000004004971_Large.jpgIndeed, tight lending these days creates opportunities for hard-money lenders and individuals who want to get into the hard money lending game. A Texas hard money loan is a type of real estate mortgage backed by private investors or a private investment company. The mortgages carry interest rates of 6%-14%. For lenders, the profit potential is much greater than with traditional lending, and it is possible for individual investors to get into the hard money lending game. It is also a safer investment than many other options because it is backed by real estate. If you lend on a piece of real estate, you can brag about it, drive by it, smell it, take pictures of it.

That’s why private money lenders Texas is such a popular tool these days – even people who have lost it all in the recent real estate bubble bursting can stand proud and say, “My credit is terrible, but my ethics are not!”

Typically, individual hard-money lenders are matched with borrowers through loan brokers who make a commission on each deal. As with traditional mortgage brokers, they charge points and fees, which can be several thousand dollars per transaction. Some loans are set up with low monthly payments and a balloon payment due at the end of the loan term — a feature they share with some of the mortgages that contributed to the financial bust.

But even if the economy does recover, it’s not likely that Texas hard money will go away over night. Some of the benefits that will always be there include fast funding within 24 hours, loan values up to 80%, investors or flippers are treated fairly and accepted and interest only payments are encouraged. Markets always crash and recover – trends like this tend to stay on track, even when times are good. If you are interested in a Texas hard money loan as a borrower or an investor, call Level 4 Funding today to find out how to get started!

A Quick and Easy Guide to Finding the Right Texas Hard Money Loan

A quick and easy guide to finding the correct hard money loan

Hard money loans can be a great way to finance a specific or fun real estate investment but the loan application process can be quite different from traditional bank loans. Many potential hard money lenders Texas aren't prepared to apply for a loan. Don't be one of the unprepared borrowers and you can do that by following these easy, simple steps.

Find the right project. Texas hard money is collateralized with the property in question so finding the right one is very important. A property valued in the right range may not be in a suitable neighborhood. Remember, rule number one is the old real estate standard: location, location, location – even if you flip a mansion, no one wants to live next to a crack house. Hard money lenders want to know that the property and the location are a safe investment.

Also, always have an exit strategy. Hard money loans are typically short term and usually are 1-2 years in length. The lender always wants to know that the borrower has a solid plan for either selling or refinancing the property long before the term is up. Knowing how you plan to repay the loan is a key factor in a hard money lender's decision. If you are doing this all willy- nilly, you’re going to look bad in the eyes of everyone and no one wants that.

Finally, have the proper documents ready. Hard money loans are primarily secured within the property but also knowing about the borrower is very important. You may be asked about credit, income and assets. Like a boy scout, be prepared.
